Schematic design for a new condominuim in Sant Andreu de Llavaneres
The project includes the construction of 39 market-rate homes and 22 subsidized housing units in a setting with a strong natural character. It is located on a high point in the municipality of Sant Andreu de Llavaneres, offering sea views from the entire site.
The proposal structures the plot through a main road and three axes that define the construction lots, aiming to optimize the number of vertical cores, allow permeability between them, and minimize the impact of the buildings on the existing vegetation and natural terrain. The plan includes the re-naturalization of a pre-existing artificial pond within the site, converting it into a public space and a point of interest that enhances the local ecosystem dynamics.
The buildings are designed with layouts of three or four apartments per floor, distributed over a ground floor plus two upper floors. The system consists of two unit types that can be grouped into three different building typologies. All units feature terraces with sea views, striking a balance between façade and compactness to maximize natural light in the interiors.
The arrangement of the buildings allows for interior flexibility in defining different housing layouts and promotes rationalization in both exterior and interior construction systems. The vertical cores facilitate ground-level permeability, contributing to a better-organized urbanized outdoor space and private gardens for ground-floor residences. Each home includes a spacious, unified living-dining-kitchen area and a flexible bedroom layout.
The project’s outdoor spaces preserve the site’s natural character, integrating activities that encourage the use of outdoor areas while promoting both community interaction and privacy between residences.
